same shall be due to any strike, lockout, civil commotion, war -like operation, invasion, <br />M rebellion, hostilities, military, or usurped power, sabotage, governmental regulations or controls, <br />through Act of God or other cause beyond the control of the Landlord. <br />ARTICLE II <br />19 Oz Iy <br />2.1 BASIC RENT <br />The Tenant hereby agrees to pay the Landlord without demand at its office, or at such <br />other place or places as Landlord may from time to time designate in writing, the following rents <br />for the aforesaid leased premises, for the term of this lease, to wit: <br />(a) Rent: The annual rent during the term of this lease shall be as shown below. Rent <br />shall be payable by Tenant in equal monthly installments as shown below on or before the first <br />day of each month in advance, and without any deduction or set -off whatsoever. <br />Lease year 1 through 3: <br />Lease year 4 <br />Lease year 5 <br />Area 1 = $48,816 /annum ($4,068 /month) <br />Area 2 = $23,508 /annum ($1,959 /month) <br />Area 1 = $56,448 /annum ($4,704 /month) <br />Area 2 = $27,180 /annum ($2,265 /month) <br />Area 1 = $59,496 /annum ($4,958 /month) <br />Area 2 = $28,644 /annum ($2,387 /month) <br />Rent for the first lease year of the renewal term shall be $92,664 /annum payable by <br />Tenant in equal monthly installments of $7,722 on or before the first day of each month in <br />advance, and without any deduction or set -off whatsoever. Upon renewal of this lease for an <br />additional five year period, a new rent schedule shall be published by Landlord which reflects <br />a 5 % per year increase from the basic rent amount for lease year 5. <br />2.2 LEASE YEAR <br />The term "lease year" as used herein shall mean the twelve -month period beginning with <br />the commencement of the term of this lease as hereinabove determined and each successive <br />twelve month period thereafter during the term of this lease. <br />LJ <br />I <br />
