(Outdoor <br />storage areas larger than 1000 square feet would still <br />required require a lot size of at least 5 acres.) <br />Reducing the minimum setback to 40 feet, or up to one - <br />half of the applicable sliding scale value, whichever <br />is greater, along heavily wooded areas where existing <br />vegetation effectively screens the use from view of the <br />road or adjoining properties. <br />Requiring the lesser setback of 300 feet from the <br />right -of -way, or 30 feet behind residence (current <br />requirement) when the front portion of the property is <br />highly visible from the road. (A.home occupation on a <br />5 -acre lot with the standard dimension of length equals <br />twice the width, placed roughly in the center of the <br />property, would meet the 300 -foot setback.) <br />The proposed amendment would allow larger accessory <br />buildings to contain a home occupation, provided that: <br />a) The area of the home occupation does not exceed <br />square footage limits; <br />b) The area used for the home occupation meets <br />setbacks required for its area; and <br />c) The structural design or other feature provides <br />adequate assurance that only the designated <br />portion of the building will be used for the home <br />occupation. <br />Examples of the application of the <br />requirements are attached.
