zoning designation of the property is AR - Agricultural <br />Residential. Two zoning designations are proposed - LC -1 Local <br />Commercial -1 (2.06 acres) and NC -2 Neighborhood Commercial -2 <br />(1.92 acres). <br />2. PD -1 -92 Carolina Friends school <br />The expansion of an existing planned development is proposed <br />on property located on the north side of Mt. Sinai Road (SR <br />1718) and west of Carolina Friends School Road (SR 1719). The <br />property contains 32.94 acres and is specifically described as <br />lot numbers 20A, 20B, and 26A of Tax Map 7 in Chapel Hill <br />Township. The property is currently zoned PD -RB - Planned <br />Development -Rural Buffer. The proposed zoning of the property <br />is the same. <br />The planned development is not a new facility but represents <br />the expansion of an existing private school. Approval of a <br />planned development application and a Class A Special Use <br />Permit is required, because the school expansion is considered <br />a major modification to an existing planned development, and <br />wastewater disposal is provided by a ground absorption system <br />with a capacity of more than 3,000 gallons per day. The <br />proposed school expansion involves a five -year plan to add a <br />9,500 square foot resource center, storage sheds, a 200 square <br />foot office, handicapped accessible bathrooms, road widening, <br />and additional parking. <br />ZONING ORDINANCE TEXT AMENDMENTS <br />The proposed amendments to the Orange County Zoning Ordinance <br />are as follows: <br />1. Home Occupations <br />Under the proposal, Article 22 of the Zoning Ordinance would <br />be amended to change the definition of "home occupation ". <br />Article 6.16.6, Home Occupation Regulations, would be amended <br />to: (1) allow large accessory buildings to be used for home <br />occupation purposes, provided certain conditions are met; (2) <br />add a sliding scale of setbacks for accessory buildings, <br />ranging from 40 to 300 feet for front yards, and 20 to 120 <br />feet for side and rear yards; and (3) add a sliding scale of <br />floor area requirements for accessory buildings (less than <br />1,000 feet to 2,000 square feet) and exterior storage areas <br />(less than 500 sq.ft. to 1,000 sq.ft ). The proposed standards <br />would apply only to lots five (5) acres or larger in size. <br />2. Comprehensive Plan Amendment Procedures <br />An amendment is proposed to Article 2, Section 2.2.14.3, of <br />the Zoning Ordinance to reword the first sentence of the <br />second paragraph to read as follows: <br />
