DRAFT 5 -14 -92 /REVISED 5 -21 -92 <br />Condominium. A dwelling unit in which the ownership of the <br />occupancy rights to the dwelling unit is individually owned and <br />such ownership is not inclusive of any land. <br />Duplex or Dwelling. Two - Family. A detached building or structure <br />located on its own individual lot and containing two (2) dwelling <br />units. <br />Dwelling Unit. A room or group of rooms forming a single <br />independent habitable unit with facilities used or intended to be <br />used for living, sleeping, cooking, and eating by one family. <br />Dwelling, Single-Family. A detached building or structure located <br />on its own individual lot containing one (1) dwelling unit. <br />Fee a er. The person constructing or responsible for having <br />constructed a new dwelling unit or new dwelling units. In the case <br />of a mobile home, the person installing or responsible for having <br />installed a new mobile home or new mobile homes. <br />Mobile Home. A portable, manufactured dwelling unit composed of one <br />or more components designed for transportation on its own chassis <br />and placement on a temporary or semi- permanent foundation. A mobile <br />home may be located on its own individual lot or on a mobile home <br />space; e.g., a parcel of land in a mobile home park intended to be <br />occupied by one (1) mobile home and for the use of the <br />occupants of said space. <br />Duadplex or Dwelling, Four - Family. A detached building or structure <br />located on its own individual lot and containing four (4) dwelling <br />units. <br />Townhouse. A single - family dwelling that is connected to one (1) or <br />more other single- family dwellings by means of common dividing <br />walls, where each single - family dwelling is located on its own <br />individual lot or is established as a condominium. <br />Triplex or Dwelling,_ Three- Family. A detached building or structure <br />located on its own individual lot and containing three (3) dwelling <br />units. <br />SECTION 3 - IMPACT FEES IMPOSED ON NEW RESIDENTIAL DWELLING UNITS <br />In addition to all other charges prescribed by ordinance or <br />resolution now or hereafter in effect, there shall be public school <br />impact fees charged to new residential dwelling units located within <br />Orange County, and within the municipalities and their extraterritorial <br />planning jurisdictions located within Orange County. No person may <br />occupy any new residential dwelling unit until all applicable public <br />
