C <br />E. Parkland <br />1. Cash in the amount of $418.00 [($1567 /acre x 5/35 acre) + ($6819 /acre x <br />1/35 acre)] shall be paid to Orange County as payment in lieu of parkland <br />dedication. <br />2. The 1.19 acres of the open space to be shown on the Final Plat ,shall be <br />irrevocably dedicated to the homeowners association for recreation/open space <br />use by residents of the subdivision. <br />0.94 acre shall be combined with North State Utilities' property to the south. <br />F. Miscellaneous <br />1. The Final Plat shall contain a title block and vicinity map in accordance with <br />Section V -D -2 and V -D -3 of the Orange County Subdivision Regulations. <br />2. The following natural and man-made site features shall be shown on the plat: <br />(Include streams, rivers, ponds, lakes, swamps, marshes, sites in "Inventory" <br />houses, barns, sheds, railroads, overhead utility lines, cemeteries) <br />a. Drainage way along the northern ends of lots .2 through 5. <br />3. The following easements shall be shown on the plat: <br />a. 30 -50 foot drainage easement referenced in D.1; <br />b. 50 -foot buffer and community greenway on North State Utilities' <br />property; <br />C. 15 -foot sewer easement adjacent to Pine Cone Lane right-of-way and <br />septic field easement on lot 1 to serve lot 6; and <br />d. 4A septic easement on lot 5 to serve lot 4. <br />4. A setback of 40 feet shall be maintained as measured from the edge of <br />right -of -way of Pine Cone Lane. Side yards shall be a minimum of 20 feet, <br />and rear yards a minimum of 20 feet. These setback requirements shall be <br />stated on the plat, and in a document describing development restrictions and <br />requirements to be prepared by Planning Staff and recorded concurrently with <br />the Final Plat. <br />G. Certifications <br />1. A Certificate of Survey and Accuracy signed by a registered Land Surveyor <br />shall be notarized on the face of the Final Plat. <br />
