23 <br />This amount. of frontage, in addition to the existing <br />horizontal and vertical alignment of NC Highway 54 at <br />this location, will provide safe and direct access from <br />the subject'property to this arterial. <br />4.0 OTHER CIRCUMSTANCES AND FACTORS <br />Water supply and sewage disposal systems shall be provided <br />on -site by means of an individual well(s) and individual <br />subsurface sewage disposal system(s). The Orange County <br />Health Department completed a re- evaluation of soils for the <br />subject property on March 5, 1992 and found them to be <br />suitable for installation of a modified conventional <br />subsurface sewage disposal system. <br />The Neighborhood Commercial --2 (NC -2) and Local Commercial -1 <br />(LC -1) zoning districts generally allow uses which are low to <br />medium traffic generators. The volume of traffic generated <br />by development of this property will have no significant <br />impact upon the existing traffic load an NC Highway 54; and <br />existing levels of service on NC 54 will be maintained. <br />The Orange County Sheriff's Department, in a letter dated <br />March 25, 1992, had indicated that they will provide law <br />enforcement services to the subject property without any <br />additional personnel or equipment cost for the department. <br />The Orange Grove Fire Department, in a letter dated March 28, <br />1992, has confirmed that the property is within the orange <br />Grove Fire District and indicated their ability to provide <br />fire protection for the property. <br />A letter form Orange County Emergency Management, Division of <br />Emergency Medical services, is anticipated which will <br />indicate their ability to provide emergency medical services <br />to the subject property. <br />
