Access for all <br />proposed lots can not be provided within the tract due <br />to the location of existing structures. The next <br />closest means of access (Lots 8 and 10 of the tax map) <br />also have problems with existing structures. Lot 12 <br />(of the tax map) is willing to grant access but can <br />only provide the partial width due to the location of <br />the dwelling unit. <br />The existing structures on Lots 10 and 11 have non- <br />conforming side and rear setbacks. The edge of the <br />proposed right -of -way for Lot 12 is 29 feet from the <br />existing dwelling. While the existing drive for Lot <br />12 is within the same area, the existing front <br />yard setback is from NC 86. Therefore, the 20 -foot <br />minimum setback is met at the side yard setback. <br />There is an existing gravel driveway on Lots 11 and 12 <br />which currently provides access to Lots 10, 11 and 12. <br />It is approximately 250 feet in length and 10 feet in <br />width which extends from NC Highway 86. This existing <br />driveway will be extended approximately 130 feet <br />ending in a cul -de -sac. The entire length will be <br />upgraded to Class B private road standards. Two (2) <br />
