five years_ maxiaium)� <br />8.8.27.2 - Standards of Evaluation <br />The following specific standards shall be used in deciding on <br />an an2lication for this use: <br />a) The prolgct meets all applicable design standards and <br />other requirements of the Orange Count Zoning Ordinance <br />and Orange CouLat-y Subdivision Regulations. <br />b) The development can reasonably be completed within the <br />vested period requested.,, <br />c)`. Where vesting in excess of two (2) years is requested_ <br />e o'ect is located in an area where current issues <br />under study do not involve potential amendments to the <br />Land Use Element of the Comprehensive Plan, Orange <br />County Zoning Ordinance, or Orange,County Subdivision <br />Regulations_ <br />SUBDIVISION REGULATIONS <br />SECTION II - DEFINITIONS <br />Site Specific Development Plan - A Alan aWroved by the <br />Orange Count Board of Commissioners following a ublic <br />h-earing and which describes, with reasonable certainty, the <br />type and intensity of use for a suecific parcel or parcels _of <br />property located within the County's zoning igrisdiction. A <br />Site Specific Development Plan shall bg deemed approved upon <br />the effective date of the Board of Commissioners' action. <br />Site Plans Special Use Permits, Planned DevgloRments and <br />Preliminary Subdivision Plats may be approved as Site <br />S ecific 02YRIORment Plans in accordance with Section 8 of <br />the Orange County Zoning Ordinance. Site S ecific <br />Development Plans are re 'red only where an aRDlicant wishes <br />to vest his RrOReXty rights fora period longer than that <br />otherwiss ROXMitted by this Ordinance. <br />Vested Right - The right to undertake and com late the <br />doveloRment of a Rro2jrty under the terms and conditions of <br />an , approved Site Specific Development Plan, provided <br />however, failure to abide by such terms and.�conditions, shall <br />result in a forfeiture of vested rights; The vested right is <br />attached to and runs with the aDRlicable RroRarty and may be <br />exercised by successors to the original landowner. <br />The pgiziod during ,which a vested right is in affect may <br />be extended by amendments or modifications to the Site <br />Specific Develo ment Plan.
