This Lease Agreement shall commence on the 7th day <br />of October, 1991, and unless sooner terminated as herein provided <br />shall exist and continue for a term of fifty (50) years <br />thereafter. <br />2. Rental. The rental for the use of said premises shall <br />be the sum of ONE DOLLAR ($1.00) per year, payable on or before <br />each anniversary date of this lease to the order of Board of <br />Education, and forwarded to the finance director of Board of <br />Education, at the address hereinafter set forth. <br />N 3. Acceptance and Use of Premises. County agrees to accept <br />z the premises as they now exist with no obligation on the part of <br />o Board of Education to make any improvements thereto, and agrees <br />0 during the term of this lease not to make any unlawful use of the <br />premises, and to use the premises only for public purposes <br />0 <br />0 authorized by law. Any and all improvements contemplated and /or <br />0 <br />o undertaken by County pursuant to this Lease Agreement shall be at <br />N the sole expense of the County without any reimbursement or <br />W <br />contribution by the Board of Education. <br />4 4. Taxes. County agrees and covenants to reimburse Board <br />of Education for any ad valorem or property taxes, assessments, <br />or public charges on the real property leased, and on any <br />r improvements located on said real property. The reimbursement <br />IL a <br />W <br />shall be made within a reasonable time after Board of Education <br />Npresents county a copy of paid bills or other suitable <br />W <br />U1 documentation. <br />5. O eration. The property hereby leased shall be operated <br />by County entirely free of control and direction of Board of <br />Education, subject to the conditions herein contained and subject <br />to laws, ordinances, regulations and orders applicable to <br />properties adjoining a public school. The relationship herein <br />created is strictly the relationship of landlord and tenant, it <br />being understood that the parties are not principal and agent. <br />5. Nuisances.
