3 . Wg ( 4 ) <br />A <br />The premises shall be used by the Lessee solely for the <br />purpose of offices laboratory and manufacturing. No other uses <br />shall be made of the premises without the prior written consent <br />of the Lessor, but such consent shall not be withheld <br />unreasonably. No unlawful or offensive use shall be made of the <br />premises. _ The Lessee agrees to comply with all laws and <br />ordinances relating to the use of the premises, including to the <br />storage and use of inflammable or combustible materials. <br />4. Pollution <br />There will be no handling, <br />materials on the premises. <br />S. Insurancl <br />The Lessor at its own expense, will procure, and keep in force <br />during the term of this Lease, a policy or policies of fire and <br />extended coverage insurance, issued by a reliable insurance <br />company, in a total amount not exceeding the full insurable value <br />of the premises: and the Lessee, or by any other act of the <br />Lessee. In the event of loss or damage, covered by such <br />insurance, the Lessor shall be entitled to the proceeds of all <br />insurance on the real estate. <br />S.
