SOUTH HYCO CREEK WATERSHED <br />contaminadon are required. <br />III. ISSUES <br />A. Orange County requested a classification of WS M. Person County requested WS IV. <br />Caswell County did not submit a request. DEM is recommending Class H. <br />B. There are no zoning controls in Cedar Grove Township. Extension of zoning standards <br />to Cedar Grove would provide a mechanism by which to apply the mandated standards. <br />C. The minimum lot size would increase from .92 acres to 2.0 acres throughout the <br />watershed. Under the State proposed classification it would increase slightly under the <br />Orange County classification. A new or revised zoning district and/or zoning overlay <br />would have to be created to specify the new standards. <br />D. There is currently no impervious surface limit. This could create some problems in <br />development of existing lots which are smaller than 2 acres under the low- density option, <br />particularly those which would require long driveways to access building sites. <br />E. A stream buffer would be required of 100'. Currently, there is no buffer required.This <br />could have substantial impact on existing lots that have limited buildable area. <br />F. Operation and maintenance of detention ponds or other engineered stormwater controls <br />will require oversight by the County. This will require development and implementation <br />of a monitoring program by the Erosion Control Division and/or County Engineer. <br />G. A portion of the County's Rural Industrial Activity Node at NC 86 and NC 49 does fall <br />within this watershed. WS -II standards could have a significant impact on this node. <br />56 <br />
