8.8.27.2 - Standards of Evaluation <br />The following specific „standards shall,beused-in deciding on <br />an a lic tion for this use: <br />a) The.__proiect meets all axon icable design standards and <br />other re irements of the orancfe-&_ounty Zoning Ordinance <br />and Orange County Subdivision Regulations. <br />b) The development can reasonably be completed within the <br />vested period requested._ <br />c where vesting in excess of two 2 ears is re guested, <br />the ro'ect is located in an area where current issues <br />under study do not involve Rotential amendments to the <br />Land Use Element of the Comp ehensive Plan, Orange <br />County Zoning Ordinance, or Orange County. $ ubdivision <br />Regulations. <br />SUBDIVISION REGULATIONS <br />SECTION II - DEFINITIONS <br />Site specific Development Plan - A plan approved by the <br />orange County Board of Commissioners following a Rublic <br />hearing and which describes with reasonable certainty, the <br />tyRS and intensity of use for a__specific parcei,or parcels of <br />property located within the County's zoning jurisdiction. A <br />Site S ecific Development Plan shall be deemed aRRrgved u on <br />the effective date of the Board of Commissioners' action, <br />Site Plans. Special Use Permits, Planned Developments and <br />Preliminary Subdivision Plats may be approved as Site <br />S ecific Deve o ment Plans in accordance-wit-h Section 8 of <br />the Orange County Zoning Ordinance. Site Specific <br />Deve o ment Plans-Age required-only where an aRRligant wishes <br />to vest his pro2erty rights fora Reriod 12nger than that <br />otherwise permitted by this Ordinance. <br />Vested t - The r' to undertake com lete t <br />doveloRMent of a RKORerty under the terms and cond' ions of <br />an aMroved gite S ecific Development Plan ovided <br />however—failure to abide by such terms and c2nditions shall <br />result in a forfeiture of vested rights. The vested right is <br />attached to and runs with the applicable RroRerty and may be <br />exercised by-successors to the original landowner. <br />The period during which a vested right is in affect <br />be extended by amendments or modifications to the Site <br />S ecific Development Plan.
