Carey, to refer this item to the Planning Board for a <br />recommendation to be returned to the Board of Commissioners no <br />sooner than October 7th. <br />VOTE: UNANIMOUS <br />C. Density Bonuses <br />(1) Article 6.27 - Affordable Housing <br />(2) Article 7 - Planned Developments <br />This item was presented by Mary Scearbo. In Summary this <br />item was presented to receive citizen comment on a proposed Zoning <br />Ordinance amendment which would allow application of density bonus <br />provisions for affordable housing to all residential development <br />projects. In May, 1990, the Zoning Ordinance was amended to allow <br />a density increase of up to 50% for developments which reserve a <br />percentage of the units for occupancy by low or moderate income <br />households. At this time, the density bonus provisions apply only <br />to Planned Developments. Recent legislation provides the authority <br />for Orange County to extend the provisions to all developments <br />subject to the Zoning Ordinance. The bonus provisions could then <br />be applied to Site Plans, Special Use Permits, and Subdivisions. <br />QUESTIONS OR COMMENTS FROM THE BOARD OF COMMISSIONERS, OR PLANNING <br />BOARD <br />None. <br />QUESTIONS OR COMMENTS FROM THE PUBLIC <br />Mr. Jeff Peloquin asked if other concessions could be made for <br />affordable housing, such as a leniency in the area of building <br />permits, where the housing could be located, or to downsize the <br />lot size. <br />A motion was made by Commissioner Carey, seconded by <br />Commissioner Gordon, to refer this item to the Planning Board for <br />a recommendation to be returned to the Board of Commissioners no <br />sooner than October 7th. <br />VOTE: UNANIMOUS <br />d.
