COUNTY PL..ANN 1 NO <br />BOARD, WE WERE ADVISED THAT A FORMAL "TRAFFIC IMPACT STUDY" WOULD <br />NOT BE APPROPRIATE OR NEEDED. THIS STATEMENT IS SUBMITTED 11\1 <br />LIEU OF THE FORMAL. "TRAFFIC IMPACT STUDY- PER ADVICE OF PLANNING <br />BOARD. <br />THE PROPOSED USE OF THIS PROPERTY AS A BED AND <br />BREAKFAST WILL HAVE VERY LITTLE:. IMPACT -- IF ANY -- UPON THE <br />EXISTING TRAFFIC, TRAFFIC COUNTS, TRAFFIC FLOW OR TRAFFIC <br />PATTERNS OF THIS AREA BECAUSE: <br />I. AS A "WORST CASE SCENARIO" THE INCREASE IN TRAFFIC COULD <br />AMOUNT TO AN ADDITIONAL THREE (C) AUTOMOBILES ENTERING AND <br />DEPARTING FROM THIS PROPERTY. <br />2 THE PROPERTY IS SERVICED BY TWO (2) DRIVEWAYS; ONE A <br />PAVED DRIVEWAY OF APPROXIMATELY 500 FEET LONG. IT LEADS TO THE <br />HOUSE VIA A CIRCULAR DRIVE - OR BRANCHES OFF INTO AN APPROACH TO <br />THE GARAGE. THE SECOND, A LONG, GRAVEL DRIVEWAY OF APPROXIMATELY <br />600 FEET IS PRESENTLY USED AS A SERVICE DRIVEWAY. SOTH OF THESE <br />DRIVEWAYS COULD PROVIDE PARKING FOR NUMEROUS AUTOMOBILES. <br />Z. THERE IS A LARGE TURN -A- ROUND, PAVED AREA AT THE FRONT <br />OF THE GARAGE WHICH ALSO PROVIDES SEVERAL PARKING SPACES WELL <br />AWAY FROM LAWRENCE ROAD. <br />4. THE POSSIBILITY OF AN ADDITIONAL THREE Q) AUTOMOBILES <br />ENTERING OR EXITING LAWRENCE ROAD OFFERS SUCH A MINIMAL AMOUNT OF <br />TRAFFIC THAT IT WOULD NOT IMPACT IN ANY WAY ON THIS ROADWAY. <br />5. TO SUMMARIZE: IN VIEW OF THE MINIMAL AMOUNT OF TRAFFIC <br />EVEN A "WORST CASE SCENARIO" MIGHT CREATE, THE OPERATION OF A <br />BED AND BREAKFAST FACILITY AT THIS PROPERTY WOULD HAVE NO ADVERSE <br />EFFECT UPON NOR CREATE ANY PROBLEMS RELATIVE TO TRAFFIC IN THIS <br />AREA. <br />I TEM i. <br />93 <br />
