ZONING ATLAS AMENDMENTS <br />18 A. Z -1 -91 James R. Sparrow <br />,9 This item was presented by Emily Cameron. In summary, <br />20 this item was presented to receive citizen comment on a proposed <br />21 Zoning Atlas amendment in Bingham Township. The subject proper -y <br />22 is located on the north side of NC Highway 54 approximately 900 <br />23 feet east of the Morrow Mill Road.intersection. It is 2.94 acres <br />24 in size and known as lot 27A on tax map 26 of Bingham Township. <br />25 The current zoning is Neighborhood Commercial and Agricultural <br />26 Residential. The applicant is requesting a designation of Local <br />27 Commercial. The purpose of an LC -1 district is to allow limited <br />28 commercial uses designed to serve a population at the rural and <br />29 neighborhood level with convenience goods and personal services. <br />30 The surrounding land on the north and west is zoned ;.R, buz <br />31 undeveloped; to the south and east are commercial uses. The area <br />32 is designated in the Comprehensive plan as the BH -1 Rural <br />33 Neighborhood Activity Node. Currently, there is no other LC -1 <br />34 zoning within the activity node. <br />3 5 <br />36 COMMENTS OR QUESTIONS FROM THE BOARD OF COMMISSIONERS AN'D /OR <br />37 PLANNING BOARD <br />38 None. <br />39 <br />40 THE PUBLIC HEARING WAS OPEN FOR CITIZEN COMMENT <br />4i <br />42 Mr. Greg Shepard, Shepard Design Associates, indicated that <br />43 he was representing Mr. Sparrow on this petition. lie mentioned <br />44 that in 1989 1.92 acres of this 2.92 acre tract was zoned NC -2. <br />45 At that point a total of 5 acres in this activity node were zoned <br />46 NC2. He stated that DOT has done a feasibility study for widening <br />47 54. Their feasibility study indicates that they would have -o <br />48 purchase all of the buildable area on this tract. He stated thaz� <br />49 they feel that they have ,met the four criteria in the zoning <br />50 ordinance which need to be satisfied in order to propose such a <br />51 rezoning. <br />52 <br />
