all <br />8.8.27.2 - Standards of Evaluation <br />The following specific standards shall be used in_ deciding on <br />an aRRlication_ for this use: <br />a) The project meets all aRplicable_ design standards and <br />other requirements of the Orange-County Zoning Ordin_a_nce <br />and Orange County Subdivision Regulations. <br />b) The development can reasonably be completed_ within the <br />vested eriod re uested. <br />C) Where vesting in excess of two (2) years is requested, <br />the project is located in an--area where current issues <br />under study do not involve potential amendments.. to the <br />Land Use Element of the Comprehensive Plan, Orange <br />County Zoning Ordinance, or Orange County Subdivision <br />Regulations, <br />SUBDIVISION REGULATIONS <br />SECTION II - DEFINITIONS <br />site specific Development Plan - A Qlan approved by the <br />Orange County Board of Commissioners following a public <br />hearing and which describes, with reasonable certainty, the <br />type and intensity of use for a specific parcel-or parcels of <br />property located within the County's zoning jurisdiction. A <br />Site Specific Development Plan shall be deemed approved upon <br />the effective date of the Board of Commissioners' action. <br />Site Plans, Special Use Permits, Planned Developments and <br />Preliminary-Subdivision Plats ma be aRRroved as Site <br />Specific Development Plans in accordance with Section a of <br />the orange County Zoning ordinance. Site Specific <br />Develo ment Plans are required only where an aRDlicant wishes <br />to vest his Rropgrty rights for a Reriod longer than that <br />otherwise RgMitted b this Ordinance. <br />Vested Right - The right to undertake and com lete the <br />development of a-PrQRerty under the terms and conditions of <br />an aRRrgved Site S ec'fic Development Plan rovided <br />however, I-ailure to bide 12y such terms and conditions shall <br />result in a forfeiture of vested rights. The vested gi ht is <br />attached to and runs with the aRDlicable Rroverty and may be <br />exergised by- successors to the original _ landowner- <br />The Rerig-d during whi h a vested right is in affect may <br />be extended by amen ents gr modifications to the Site <br />S ecific DeveloRment Plan. An aRRlication for an amendment <br />or modification to gn aRRrgved Site SRecific Deve o ment lan <br />shall be rested s a new aRRlication. <br />Once established, a vested right su ersedes any zoning action <br />
