G r,; 'yr U <br />9 <br />13 - 91 <br />TO: ORANGE COUNTY PLANNING BOARD <br />SUBJECT: FALLING CEDARS - SUBDIVISION - REVISION <br />I am asking that the Planning Board ana the Couity <br />Commissioners allow the "Class B" private road to remain <br />intact. This private road will serve the nine Lot Falling <br />Cedars subdivision. <br />I believe that thi-8 "Class B" private road to sz!rve this nine <br />lot subdivision is justified for the following s=easons. <br />1. The rural character will be preserved because: <br />A. Lot sizes will be 1.31 acres or larger with the average <br />being 2.16 acres. Setbacks are 50' front, 25' r,=_ar & sides. <br />B. The property is 100% wooded with hardwood and pines. <br />The wooded character will be maintained. Homes will not be <br />seen from Dodsons Crossroads. <br />C. Allowing the "Class B" to remain as is wiLl <br />substantially reduce the number of trees that would have to <br />be removed. <br />D. Restrictive covenants will include maximum clearing of <br />each lot. Clearing will not exceed 20% of the t,)tal area. <br />2. The division of the 19.4 acres will be limit=_d to nine <br />lgts which consumes the total acres. The restrio.tive <br />covenants which will be recorded will specify that none of <br />the nine lots can be divided again thus ensurin;; a low <br />density neighborhood. <br />3. The lot sizes will vary froai a minimum 1.31 ;acres to 2.89 <br />acres. This is considerably more than the minimum required by <br />the county subdivision regulations. There is a peaceful <br />stream through the property that will be maintained with a <br />75' buf.fe,:. This will provide more space for th,a local <br />wildlife (deer, fox, wild turkey, etc.) within :he <br />subdivision. <br />4.
