DG3Glff4 z1 project and maintain the water lines. The Town of Hillsborough has indicated their agreement to provide sewage treatment to the project. Construction plans for Rod and Reel Road and Angler Lane have been approved by the North Carolina Department of Transportation. Revisions to approved plans may be made by NCDOT if field conditions warrant. The Soil Conservation Service indicates Georgeville silt loam and Lignum silt loam soils on the site. Georgeville has slight limitations for building site development and Lignum has severe limitations. To ensure compliance with the N.C. State Building Code the Building Inspector may require soil compaction tests on some lots prior to the placement of any structures. Soils may have to be compacted before placement of structures. The Orange County Subdivision Regulations require a Type D 50' land use buffer along Highway 70 on lot #1. The applicant is requesting a waiver of the Type D to a Type B (301) buffer. The waiver would involve the dimensional requirements and not the landscaping (screening) requirements. If approved, this waiver would allow a mobile home to be placed on lot #1. The Concept Plan was approved by the Orange County Planning Board on November 19, 1990 with four conditions: 1. All lots shall have access restricted to the new subdivision road. 2. The developer shall provide a sewer option that will be approved by the Orange County Engineer. Plans and specifications for the internal sewerage system shall be approved by the State Division of Environmental Management and the Orange County Engineer. 3. If a pumping situation is proposed with private sewer easement, maintenance documents shall be submitted and approved by the County Attorney to ensure maintenance of the entire sewer system in the subdivision.
