DG3Glff4 z1 <br />project and maintain the water lines. <br />The Town of Hillsborough has indicated their <br />agreement to provide sewage treatment to the <br />project. <br />Construction plans for Rod and Reel Road and <br />Angler Lane have been approved by the North <br />Carolina Department of Transportation. <br />Revisions to approved plans may be made by <br />NCDOT if field conditions warrant. <br />The Soil Conservation Service indicates <br />Georgeville silt loam and Lignum silt loam <br />soils on the site. Georgeville has slight <br />limitations for building site development and <br />Lignum has severe limitations. To ensure <br />compliance with the N.C. State Building Code <br />the Building Inspector may require soil <br />compaction tests on some lots prior to the <br />placement of any structures. Soils may have <br />to be compacted before placement of <br />structures. The Orange County Subdivision <br />Regulations require a Type D 50' land use <br />buffer along Highway 70 on lot #1. The <br />applicant is requesting a waiver of the Type <br />D to a Type B (301) buffer. The waiver would <br />involve the dimensional requirements and not <br />the landscaping (screening) requirements. If <br />approved, this waiver would allow a mobile <br />home to be placed on lot #1. <br />The Concept Plan was approved by the Orange <br />County Planning Board on November 19, 1990 <br />with four conditions: <br />1. All lots shall have access restricted to <br />the new subdivision road. <br />2. The developer shall provide a sewer <br />option that will be approved by the <br />Orange County Engineer. Plans and <br />specifications for the internal sewerage <br />system shall be approved by the State <br />Division of Environmental Management and <br />the Orange County Engineer. <br />3. If a pumping situation is proposed with <br />private sewer easement, maintenance <br />documents shall be submitted and approved <br />by the County Attorney to ensure <br />maintenance of the entire sewer system in <br />the subdivision. <br />
