AGENDA ITEM #8: <br />July 15, 1991 Plannt 0' utes <br />f. New Hope Creek Corridor Study <br />No meeting. <br />SUBDIVISION APPLICATIONS <br />a. Preliminary Plats <br />(1) Bobby's Mobile Home Park <br />(20 lots Cheeks Township) <br />Presentation by Eddie Kirk. <br />The property is located on the north side of <br />US 70 just west of Richmond Road (SR 1312) in <br />Cheeks Township. The property was rezoned in <br />October of 1989 from Rural Residential (R -1) <br />to Residential -4 (R -4). The Land Use Element <br />of the Comprehensive Plan designates the area <br />as Ten Year Transition and Water Supply <br />Watershed. Adjacent land uses are <br />residential and undeveloped. <br />The total acreage of the tract is 6.9 acres <br />with twenty (20) lots proposed. These lots <br />will be served by public water and sewer and <br />new public roads. The average lot size is <br />12,610 square feet. There is a proposed <br />right -of -way stub -out to the northern <br />property line which may eventually provide <br />access to a 10.5 acre tract located north of <br />this property. <br />A letter has been received from the County <br />Engineer indicating that an ownership, <br />maintenance and warranty agreement between <br />the County and Mr. Cobb will have to be <br />developed for the sewer system. The <br />agreement will have to be formalized and <br />signed as a pre - condition to the County's <br />final approval and acceptance of the project. <br />The project must also meet all DEM and NCDOT <br />permitting requirements for the design and <br />installation of the sewer system. <br />The County Attorney is reviewing the easement <br />documents, Non - warranty Deed and Road and <br />Sewer Maintenance Agreement for the project. <br />Orange - Alamance Water System, Inc. has <br />indicated they will furnish water to the <br />s <br />
