Maintenance Agreement for the project. 2 <br />Orange- Alamance Water System, Inc. has indicated they <br />will furnish water to the project and maintain the <br />water lines. <br />The Town of Hillsborough has indicated their agreement <br />to provide sewage treatment to the project. <br />The developer will pay for all water and sewer <br />improvements. The proposed gravity sewer line will <br />flow into an existing gravity line in Richmond Road <br />(SR 1312). <br />Construction plans for Rod and Reel Road and Angler <br />Lane have been approved by the North Carolina <br />Department of Transportation. Revisions to approved <br />plans may be made by NCDOT if field conditions <br />warrant. <br />The Soil Conservation Service indicates Georgeville <br />silt loam and Lignum silt loam soils on the site. <br />Georgeville has slight limitations for building site <br />development and Lignum has severe limitations. To <br />ensure compliance with the N.C. State Building Code <br />the Building Inspector may require soil compaction <br />tests on some lots prior to the placement of any <br />structures. Soils may have to be compacted before <br />placement of structures. <br />The orange County Subdivision Regulations require a <br />Type D 50' land use buffer along Highway 70 on lot #1. <br />The applicant is requesting a waiver of the Type D to <br />a Type B (301) buffer. The waiver would involve the <br />dimensional requirements and not the landscaping <br />(screening) requirements. If approved, this waiver <br />would allow a mobile home to be placed on lot #1. <br />The Concept Plan was approved by the orange County <br />Planning Board on November 19, 1990 with four <br />conditions: <br />1. All lots shall have access restricted to the new <br />subdivision road. <br />2. The developer shall provide a sewer option that <br />will be approved by the orange County Engineer. <br />Plans and specifications for the internal <br />sewerage system shall be approved by the State <br />Division of Environmental Management and the <br />Orange County Engineer. <br />3. If a pumping situation is proposed with private <br />sewer easement, maintenance documents shall be <br />submitted and approved by the County Attorney to <br />ensure maintenance of the entire sewer system in <br />the subdivision. <br />
