15 <br />Work Group <br />Collins reported that the group had <br />considered again the Buckhorn Road /I -85 <br />interchange. They discussed the constraints <br />to development such as soil features, buffers <br />that are currently required along I -85, <br />utility lines and the impacts of proposed <br />watershed standards. He noted that Ted <br />Abernathy, EDC Director presented a spread <br />sheet that introduced different levels of <br />development and calculated the margin of <br />profit for the different levels and size of <br />development. <br />Collins continued that the group will be <br />focusing on the 1- 40 /01d NC 86 Interchange at <br />the next meeting. A specific site plan will <br />also be presented for the Buckhorn Road area <br />based on the two uses known at this time. <br />Those uses are a truck plaza and a Break - <br />bulk facility. Such a facility breaks down <br />large rail shipments for distribution by <br />truck. A park and ride lot is also a <br />possibility for that area. <br />After a question about the choice of <br />locations for the first review, Eidenier <br />noted that the Buckhorn Road Area was chosen <br />due to the development already in progress in <br />the Mebane area and near this location. The <br />question was asked about the 1-85 /NC 86 <br />interchange across from the truck stop. <br />Collins responded that this area has been <br />annexed by the Town of Hillsborough and is no <br />longer in the County's jurisdiction.. He <br />continued that there is the possibility of a <br />multipurpose recreational facility at that <br />location and the developer is working with <br />the Town of Hillsborough with some assistance <br />from the County Recreation and Parks <br />Director. <br />AGENDA ITEM #8: MATTERS HEARD AT 5/28/91 PUBLIC HEARING <br />a.
