6 <br />mmQ-ff 7 <br />The property is located on the south side <br />of Dairyland Road (SR 1177) approximately 800 <br />feet west of the intersection with Dodsons <br />Crossroads (SR 1102). The property is zoned <br />Residential -1; the Land Use Element of the <br />Comprehensive Plan designates it as Rural <br />Residential. Adjacent land uses are <br />residential. <br />The total acreage of the tract is 4.063 <br />acres. Four (4) lots are proposed which will <br />access Dairyland Road by Roy Road, to be <br />upgraded to a public road. The lots will <br />have individual wells and septic tanks. <br />Access will be restricted to Roy Road. <br />The Concept Plan for Garden View was approved <br />by the Planning Board on August 19, 1990, <br />with a public road built to State standards. <br />The Planning Staff recommends approval of the <br />Preliminary Plan for Garden View Subdivision <br />with a public road built to State standards <br />and subject to the Resolution of Approval <br />(a copy an attachment to these minutes on <br />pages ). <br />MOTION: Eddleman moved approval as recommended by the <br />Planning Staff. Seconded by Boland. <br />VOTE: Unanimous. <br />(2) Piney Mountain, Phase II - Amended <br />(35 lots - Chapel Hill Township) <br />Presentation by Emily Cameron. <br />The property is located on the northeast side <br />of Mt. Sinai Road (SR 1718) approximately one <br />half mile west of the Orange /Durham County <br />line. The tract is zoned Rural Buffer and <br />designated as Rural Residential on the Joint <br />Planning Area Land Use Plan. It is bordered <br />on the east side by Piney Mountain Creek, and <br />on the north by Duke Forest. Other adjacent <br />land is either residential or undeveloped. <br />The preliminary plan for Piney Mountain was <br />approved by the Board of Commissioners on <br />November 2, 1987. Phase One was approved in <br />1988 and included 24 lots. Phase Two was <br />approved in April 1989 for 35 lots served by <br />
