Wells <br />Chestnut Oaks Development Committee <br />c/o Ballentine Associates, P.A. <br />221 Providence Road <br />Chapel Hill, NC 27514 <br />Re: Chestnut Oaks, Phase Two Amended - Final Plat Approval <br />Dear Belinda: <br />The Orange County Planning and Inspections Department has <br />reviewed the application for final plat approval of Chestnut <br />Oaks, Phase 2 Amended. The Final Plat is approved with the <br />following conditions: <br />1. The revised easement document and draft deeds must be <br />approved by the County Attorney. When approved, final <br />copies including any necessary changes must be <br />submitted to the Planning and Inspections Department; <br />2. On the Final Plat, revise the "sight distance easement" <br />so that it is dedicated with the right -of -way of Gemena <br />Road, consistent with the way it is shown on the plat <br />for right -of -way dedication; and <br />3. On the right -of -way dedication plat for Phase 3, <br />clarify note "C" by stating that the lot lines shown in <br />Phase 3 were taken from the Preliminary Plat amended on <br />June 4, 1990. The mylar must be accompanied by one copy <br />for certification as an exempt plat. <br />On June 3, 1991, the Board of County Commissioners approved a <br />request by the Planning Department for authorization to <br />substitute Community Development Block Grant funds when <br />they are received in July for the $55,410 letter of credit <br />submitted by Habitat as a guarantee of improvements. <br />I have enclosed receipts for the application fee and the <br />parkland payment. I will forward any comments from the <br />County Attorney regarding his review of the deeds and the <br />well easements.
