The tract is <br />zoned Agricultural Residential and designated <br />Agricultural Residential in the Comprehensive <br />Plan. <br />The total acreage of the tract is 11.85 <br />acres. Ten (10) new lots are proposed with an <br />average lot size of 1.08 acres. The lots all <br />front on the subdivision road which is <br />proposed to be public and constructed to <br />State standards. Each lot will have an <br />individual well and septic tank. <br />The Planning Staff recommends approval of the <br />Concept Plan for Ruth Woods Baity (Spirit <br />Ridge) with one condition: <br />1. Lots 1 and 10 shall receive access from <br />the subdivision road. <br />Burklin asked about the 50' right --of -way on <br />lot 7. Scearbo responded that it was an <br />existing easement for access to an adjacent <br />estate division. <br />MOTION: Burklin moved approval as recommended by the <br />Planning Staff.
