She <br />continued that, if access is allowed, that a <br />third condition be added to require a 30' <br />pedestrian easement. <br />MOTION: Hamilton moved approval with the condition as <br />indicated by the Planning Staff and the 2 <br />additional conditions as recommended. <br />Seconded by Eddleman. <br />VOTE: Unanimous. <br />(2) Ruth Woods Baity (Spirit Ridge) <br />(10 lots - Eno Township) <br />Presentation by Mary Scearbo. <br />The property is located on the northwest side <br />of Palmer's Grove Church Road. The tract is <br />zoned Agricultural Residential and designated <br />Agricultural Residential in the Comprehensive <br />Plan. <br />The total acreage of the tract is 11.85 <br />acres. Ten (10) new lots are proposed with an <br />average lot size of 1.08 acres. The lots all <br />front on the subdivision road which is <br />proposed to be public and constructed to <br />State standards. Each lot will have an <br />individual well and septic tank. <br />The Planning Staff recommends approval of the <br />Concept Plan for Ruth Woods Baity (Spirit <br />Ridge) with one condition: <br />1. Lots 1 and 10 shall receive access from <br />the subdivision road. <br />Burklin asked about the 50' right --of -way on <br />lot 7. Scearbo responded that it was an <br />existing easement for access to an adjacent <br />estate division. <br />MOTION: Burklin moved approval as recommended by the <br />Planning Staff.
