DESCRIPTION OF THE LAND <br />The subject property consists of a total of approximately <br />10.0 acres. The North side of the property fronts on N.C. <br />Highway 54. Two acres of this property are currently zoned <br />Local Commercial One, (L.C.1). <br />The commercial portion of the property is gently sloping <br />towards the East. There is a stand of trees remaining in the <br />center of the property. <br />The rear portion of the property is zoned.R -1. <br />The topography of the R -1 portion property is gently rolling. <br />The dominant trees on the residential portion of the property <br />are mature hardwoods. <br />Site improvements at the property include grading work, <br />clearing and erosion control devises. Towards the end of <br />1988, a portion of the commercial property was cleared and <br />graded. <br />The erosion control plan was put in place under the direction <br />of Orange County Erosion Control. The improvements made for <br />this purpose included seeding, installation of an irrigation <br />ditch and installation of a sediment control trap at the rear <br />portion of the property. <br />The commercial portion property has been graded and is fairly <br />level. The Western side of the property is very flat and <br />would require little additional grading. The property has <br />good drainage towards the rear of the property. <br />
