10 <br />7.2 LATION <br />Tenant shall, at Tenant's sole cost and expense, comply with all of the requirements of <br />all county, municipal, state, federal and other applicable governmental authorities, now in force, <br />or which may hereafter be in force, pertaining to the said premises, and shall faithfully observe <br />in the use of the premises all municipal and county ordinances and state and federal statutes now <br />in force or which may hereafter be in force. <br />ARTICLE VIII <br />INDEMNIFICATION OF OWNER AND LIABILITY INSURANCE <br />WIZIN !1 • <br />Except as to any claim caused by the negligence of Landlord, Tenant shall indemnify <br />Landlord, to the extent permitted by law and to the extent of insurance coverage carried by the <br />Tenant, and save it harmless from demands, suits, damages, liability and expense in connection <br />with loss of life, personal injury or property damage arising from or out of any occurrence in, <br />upon, at or from the Demised Premises or any improvements thereon or the occupancy or use <br />by Tenant of said premises or any part thereof, including the common areas, or occasioned <br />wholly or in part by any act or omission by Tenant, its agents, contractors, employees, invitees <br />or licensees. <br />Tenant shall store its property in and shall occupy the Demised Premises and all other <br />portions of the project at its own risk, and releases Landlord to the full extent permitted by law <br />from all claims of every kind resulting in loss of life, personal or bodily injury or property <br />damage. Except as to any claim caused by the negligence of Landlord, Landlord shall not be <br />responsible or liable at any time for any loss or damage to Tenant's merchandise, equipment, <br />fixtures or other personal property of Tenant or to Tenant's business; and Landlord shall not be <br />responsible or liable to Tenant or to those claiming by, through or under Tenant for any loss or <br />damage to either the person or property of Tenant that may be occasioned by or through the acts <br />or omissions of persons occupying the adjacent, connecting or adjoining premises. <br />Landlord shall not be responsible or liable for any defect, latent or otherwise, in any <br />building or any of the equipment, machinery, utilities, appliances or apparatus therein, nor shall <br />it be responsible for liable for any injury, loss or damage to any person or to any property of <br />Tenant or other person caused by or resulting from bursting, breakage or from leakage, steam, <br />snow or ice, running, backing up, seepage, or the overflow of water or sewage in any part of <br />
