FI <br />shall be returned in full to the Tenant at the end of the term of this lease or at the earlier <br />termination of this lease. <br />an tl:..k 55 a• r • • <br />In the event of a sale of the building or a lease on the land which it stands, subject to this <br />lease, the Landlord shall transfer the security to the vendee or lessee and the Landlord shall be <br />considered released by the Tenant from all liability for the return of such security and the Tenant <br />shall look to the new landlord or lessee solely for the return of the said security and it is agreed <br />that this shall apply to every transfer or assignment made of the security to a new landlord. The <br />security deposited under this lease shall not be mortgaged, assigned or encumbered by the <br />Tenant without the written consent of the Landlord and may be co-mingled with other funds of <br />Landlord. <br />ARTICLE IV <br />USE OF PREMISES <br />Tenant shall use the leased premises solely for the purposes of conducting business as a <br />senior citizen's activity and meeting center and/or other functions approved by Landlord. Tenant <br />shall occupy the leased .premises for no other purpose and such use and occupancy shall be in <br />compliance with all applicable laws, ordinances and governmental regulations. The Tenant <br />agrees to conduct continuously in the leased premises the business stated above. <br />MMOKIVIL "r, *1 <br />Tenant shall not alter the Demised Premises, or any part thereof, and shall not install or <br />fix any sign, fixture or attachment on or visible from the exterior of the Demised Premises, or <br />on any other building located in or on the common area of the project, without first obtaining <br />Landlord's written consent and complying in all respects with all requirements contained in this <br />lease. <br />All construction, renovation, additions, alterations, or installations of fixtures or <br />equipment shall be done in a good and workmanlike manner of such high quality as to equal or <br />exceed the quality of construction performed by Landlord throughout the project. <br />
