The site <br />also has 2200 feet of frontage along the <br />western right -of -way of Interstate 40. <br />The site and surrounding properties are <br />currently designated Rural Residential on the <br />Land Use Element. The proposed amendment would <br />create a new free - standing Commercial <br />Transition Activity Node /Ten Year Transition <br />area on this site. The applicants have stated <br />the desire to pursue application for an office <br />park on this site. <br />This proposal was presented for public comment <br />at the February 25, 1991 public hearing. Two <br />area residents spoke in opposition to the <br />proposal. Specific concerns mentioned included <br />negative traffic impacts, a desire to keep the <br />area rural in nature, and concerns over an <br />expected rise in their property tax rates. A <br />suggestion to consider all areas at the <br />interchange for the designation was also made. <br />
