Otherwise, a new Preliminary Plat will <br />have to be approved before the final phase of <br />Cornwallis Hills can be recorded. <br />The Planning Staff recommends that the deadline <br />for approval of the Final Plat for Phase IV be <br />extended to December 31, 1991, with the condition <br />that if a letter of credit or other means is used <br />to secure the construction of improvements, it <br />will be set to expire no later than April 4, <br />1992. <br />Eidenier noted that if the deadline is allowed to <br />expire, the applicant must go through the entire <br />process again which would be very costly. Scearbo <br />agreed, noting that staff had reviewed the plan <br />and that there are-no standards that are <br />different. She felt that this plan would easily <br />be approved again today. This would create <br />flexibility for the applicant without extreme <br />costs which would produce the same results. <br />MOTION: Eddleman moved approval as recommended by the <br />Planning Staff.
