21 <br />Section -3.8 Commission Action Subsequent to Public Hearin <br />within 60 days following the date of the public hearing, <br />the Commission shall prepare and submit to the Board of <br />Commissioners a recommendation concerning the disposition of <br />the proposed ordinance. The Commission may recommend: <br />1. Adoption of the ordinance as proposed; <br />2. Adoption of ordinance subject to conditions; or <br />3. Denial of the ordinance. <br />Failure of the Commission to submit a recommendation <br />within the required time shall be considered a favorable <br />recommendation, without conditions. The time limit may be <br />extended upon request of the applicant. <br />Commission action following the public hearing is not <br />required by the enabling legislation. However, it -has been <br />included as part of the designation procedure. it is modeled <br />after similar provision applicable to the Planning Board. <br />Section 3.9 Board Action Subsequent to Public Hearin <br />Upon complying with the required landmark designation <br />procedures set forth above, the Board of Commissioners may <br />consider the adoption and from time to time the amendment or <br />repeal an ordinance designating a historic landmark. The <br />ordinance shall contain a concise statement of exactly what <br />is designated as a landmark, the name or names of the owner <br />or owners of the property, those elements of the property <br />that are integral to its historical, architectural or <br />prehistorical value, including the land area of the property <br />so designated, and any other information the governing board <br />deems necessary. For each building, structure, site, area or <br />object so designated as a landmark, the ordinance shall <br />require that the waiting period set forth in Section 4.9 this <br />ordinance be observed prior to its demolition. <br />The Board of Commissioners shall not consider enactment <br />of a proposed ordinance until 60 days after the date of the <br />public hearing or until the Commission prepares its <br />recommendation, whichever comes first. The Board of <br />Commissioners may: <br />1. Approve the adoption of the ordinance as proposed; <br />2. Approve the adoption of the ordinance subject to <br />conditions; or <br />3.
