- - 22 <br />The Planning Staff recommends approval of the <br />Preliminary Plan for Brittany Creek with a public <br />road to be constructed to State standards, and <br />subject to the conditions contained in the <br />Resolution of Approval which is an attachment to <br />these minutes on pages <br />Burklin asked if a heavier grade of piping would <br />be used for septic lines around the cul -de -sac to, <br />the field. Cameron responded that there would <br />probably be a culvert or conduit under the <br />driveways to allow easier access. Cameron asked <br />Steve Yuhasz, agent for the project, to respond <br />to Burklin's concern. Mr. Yuhasz responded that <br />he did not know the details about the piping but <br />that it would have to be approved by the Health <br />Department. <br />Eidenier asked if there is a sufficient buildable <br />and sewer line area on lot 7. Mr..Yuhasz <br />responded that the buildable area on lot 7 was <br />along the northern line east of the septic <br />easement for lot 5. Cameron added that driveway <br />location will be restricted so that it woul no <br />interfere with septic easements. <br />Burklin asked about easements in other <br />subdivisions being located in common areas. <br />Cameron explained the difference is that the <br />�.• -,r „� <br />owner of lot 7 actually owns the easement areas <br />but grants rights to the owners of lots 4 and 5 <br />to use those areas only for sewage disposal. <br />Eidenier expressed concern with driveways <br />crossing septic easements. <br />Eddleman asked how deep the sewage disposal pipe <br />is buried. Yuhasz responded that he did not know <br />the exact depth but he felt it would be at least <br />= <br />three feet. He noted that the Health Department, <br />would be monitoring the installation of the pipe'. <br />Burklin noted that there had been several <br />,,. , '� subdivisions with septic easements. The easement document form used <br />by subdividers was drafted by the County Attorney <br />and specifically addresses each party's rights <br />and obligations. <br />
