Davis Road. <br />21 <br />The total acreage of the tract is 30.65 acres. <br />Nine (9) new residential lots are proposed which <br />range in size from 2 acres to 5.54 acres. All <br />lots will be served by a new public road and by <br />individual wells and septic tanks. Lots 4 and 5 <br />will have easements for sewage disposal on lot 7. <br />Septic easement documents were submitted with the <br />application. A separate septic line easement <br />will be required to connect each lot with its <br />sewage disposal easement. <br />A 0.77 -acre lot along the creek with access to <br />the new road will be dedicated to orange County <br />for recreation /open space. Additional drainage <br />easements will be required on the branch on lots <br />7, 8, and 9 and on the creek to the south. ' <br />Access to all lots will be restricted to <br />Remington Run. Access to lot 7 will be limited <br />to protect the areas reserved for sewage <br />disposal. <br />The property on the east side of the entrance was <br />shown on the Concept Plan and includes the <br />owners'.- residence on'about 6.56 acres. That lot <br />has - been submitted as a minor subdivision with an <br />`` -'' existing driveway connection to Davis Road. <br />The uCo�.:�:;._AU.�,_ <br />ncept Plan for Brittany Creek was approved <br />- - one year ago with a public road and four <br />_ <br />conditions of approval. All conditions were met <br />with the Preliminary Plan application. <br />The Town of Chapel Hill Planning Staff suggested <br />that a right -of -way stub -out be considered. A <br />stub -out would not be practical in this location <br />since the adjacent lots are all relatively small <br />-- :. - -- and have access to a state road. <br />The Recreation and Parks Director recommended _ <br />acceptance of the dedication of recreation /open <br />..�. ,- space as shown on the plan, provided substantial <br />. __ `. improvements are mot proposed ' in the-, drainage = <br />w <br />- - <br />.- easement shown.. <br />,. .. .... The NC Department of Transportation recommended <br />changes to improve the sight distance at the <br />intersection of Remington Run and Davis Road.' <br />The owners were able to provide a larger sight <br />triangle easement since they own the adjacent <br />property. <br />
