MOTION: <br />VOTE: <br />EU <br />DGiGlffp ,o <br />The Planning Staff recommends approval of the <br />Preliminary Plan for Crescent Ridge Subdivision <br />with a public road build to State standards, <br />according to the Resolution of Approval (an <br />attachment to these minutes on pages ) <br />which includes the findings required by Section <br />IV- B--8 -g of the Subdivision Regulations. <br />Waddell expressed concern that the septic fields <br />on lots 18 and 19 appeared to be uphill. Cameron' <br />responded yes and she assumed that a pump would <br />be necessary. The Health Department has given <br />preliminary approval for these sites. <br />Waddell continued, noting that he was familiar <br />with this site asking why have the builder <br />plant more trees when there seemed to be a lot of <br />them already. Cameron responded the area'had <br />recently been farmed. Even though there is some <br />existing vegetation, it will be five or six years <br />before there is substantial natural volunteer <br />growth. The main reason for recommending some <br />additional screening was that, due to the <br />alignment of Dairyland Road, one of the houses <br />would be on a knoll in an open field with no <br />screening from the view of the road. She - <br />continued that the developers are not opposed to, <br />the planting of some cedars for screening <br />purposes. <br />Waddell moved approval as recommended by the <br />Planning Staff. Seconded by Eddleman. <br />Unanimous. <br />(2) Brittany Creek Subdivision <br />(9 Lots - Bingham Township) <br />Presentation by Emily Cameron. <br />The property is located in the northeast corner <br />of Bingham Township on the south side of Davis <br />Road (SR 1129) near the intersection of Orange <br />Grove Road (SR 1006). The majority of the tract <br />4 - .r.`a <br />zs located in the Rural Buffer; however, the <br />northern portion of lot 1 along Davis Road is <br />coned Agricultural- Residential. <br />The Land Use Plan designations are Rural <br />Residential and Agricultural Residential. <br />Adjacent land use is residential:. The <br />intermittent stream along the southern boundary <br />of the tract is a tributary of New Hope Creek. <br />No traffic count information is available for <br />
