2 <br />road will be dedicated to Orange County for <br />recreation /open space. Additional drainage easements <br />will be required on the branch on lots 7, 8, and 9 and <br />on the creek to the south. <br />Access to all lots will be restricted to Remington <br />Run. Access to lot 7 will be limited to protect the <br />areas reserved for sewage disposal. <br />The property on the east side of the entrance was <br />shown on the Concept Plan and includes the owners, <br />residence on about.6.56 acres. That lot has been <br />submitted as a minor subdivision with an existing <br />driveway connection to Davis Road. <br />Agency review comments are included in the attach- <br />ments. The Town of Chapel Hill Planning Staff <br />suggested that a right -of -way stub -out be considered. <br />A stub -out would not be practical in this location <br />since the adjacent lots are all relatively small and <br />have access to a state road. <br />The Recreation and Parks Director recommended accep- <br />tance of the dedication of recreation /open space as <br />shown on the plan, provided substantial improvements <br />are not proposed in the drainage easement shown. <br />The NC Department of Transportation recommended <br />changes to improve the sight distance at the <br />intersection of Remington Run and Davis Road. The <br />owners were able to provide a larger sight triangle <br />easement since they own the adjacent property. <br />On March 18, 1991, the Planning Board recommended <br />approval of Brittany Creek. <br />RECOMMENDATION: The Administration recommends approval of the <br />Preliminary Plan for Brittany Creek with a public <br />road to be constructed to State standards, and subject <br />to the conditions contained in the attached Resolution <br />of Approval. <br />
