The majority of the tract is located in the <br />Rural Buffer; however, the northern portion of lot 1 <br />along Davis Road is zoned Agricultural - Residential. <br />The Land Use Plan designations are Rural Residential <br />and Agricultural Residential. Adjacent land use is <br />residential. The intermittent stream along the <br />southern boundary of the tract is a tributary of New <br />Hope Creek. No traffic count information is available <br />for Davis Road. <br />The total acreage of the tract is 30.65 acres. Nine <br />(9) new residential lots are proposed which range in <br />size from 2 acres to 5.54 acres. All lots will be <br />served by a new public road and by individual wells <br />and septic tanks. Lots 4 and 5 will have easements for <br />sewage disposal on lot 7. Septic easement documents <br />were submitted with the application. A separate septic <br />line easement will be required to connect each lot <br />with its sewage disposal easement. <br />A 0.77 -acre lot along the creek with access to the new <br />
