I
•w.
LnJ 23
Up to five (5) two -acre lots are allowed in the
ULW portion of the tract. The applicant has
located eleven of the 2 -acre lots so that most of
the runoff generated on those lots will not reach
University Lake. The majority of lots in the ULW
portion of the tract are five acres in size.
Approximate house and driveway locations are
shown as required for lots where the buildable
portion of the lot is in the watershed. Maximum
impervious surface allotments are listed for lots
with any significant area in the ULW district.
Lots 17 and 18 are permitted as flag lots due to
the topography and the location of sites for
sewage disposal for lots 16, 18,.and 19. Lots 17
and 18 will have access restricted to a joint
driveway in order to minimize disturbance. The
impervious surface of the joint driveway will be
divided between the two lots that use it. Access
to all lots is limited to the new subdivision
road because Dairyland Road is designated as a
collector in the Comprehensive Plan.
The Concept Plan for Crescent Ridge (Marietta
Hills) _ was approved on October 15 199
0 with a
public) road and-two-conditions.-Both - conditions
=- -were'-met-with the-Preliminary n application.
........ lyarf
The applicant
has re
-- - •_ - _ _ _ . +- "` - questedT a waiver from the
planting requirements within the Land Use Buffer
ry - in accordance with Section IV -B -8 -g of the
Subdivision Regulations.
