Kevin Huggins, hereby request a waiver of landscaping and buffer <br />requirements for lots 1 and 19 of Marietta Hills Subdivision, in accordance <br />with IV -$ -8 -g of the Orange County Subdivision Regulations, based on the <br />following facts: <br />Along Dairyland Road is a natural buffer on the site in the form of an <br />embankment with several trees on its ridge. There is evidence that a fence <br />once ran along the top of the embankment and I, as the developer, plan to <br />put a wooden three rail fence in its place. The two lots mentioned will <br />be very attractive to horse owners and the open farmland will be seeded <br />with fescue to accomodate horses. The fencing will also be installed <br />along Marietta Drive from Dairyland Road to the tree line. This fencing <br />will provide spatial separation in an attractive and practical manner. <br />The lots in question are both over five acres in size with the building <br />sites placed back from Dairyland Road. The building site on Lot 19 is <br />located some 300 feet from Dairyland Road and the site on Lot 1 is located <br />in the woods. This being the case, the placement of the houses will allow <br />for a buffer from Dairyland Road as well as Marietta Drive. With the <br />implementation of the above plans, I feel that this site is sufficiently <br />buffered and that the landscaping and buffer requirements of the Orange <br />County Ordinance would serve no useful purpose.
