The <br />tract is zoned Rural Buffer with the southern two - <br />thirds of the property in the University Lake <br />Watershed. The Joint Planning Area Land Use Plan <br />designation is Rural Residential. Adjacent land uses <br />are residential and undeveloped. it is located in the <br />Chapel Hill school district. <br />The total acreage of the tract is 63 acres. Nineteen <br />(19) new lots are proposed to be served by a new <br />public road and by individual wells and septic tanks. <br />The average lot size is 3.19 acres. The majority of <br />the tract is wooded and contains areas of steep <br />slopes. The steepest slopes range from twelve percent <br />to almost twenty -five percent. <br />Road construction plans have been submitted for <br />Crescent Drive which indicate that the topography <br />along the road is not as severe. Along the road <br />centerline, the maximum existing slope is 19.4 <br />percent. The finished grade of Crescent Drive will not <br />
