Preliminary Plans (6 Lots) <br />(1) Division of Lot 17 - Little River Estates <br />(6 Lots - Little River Township) <br />Presentation by Eddie Kirk. <br />The property is located in Little River Township on <br />the southeast side of NC 57. NC 57 is a paved state <br />maintained road and considered an arterial in the <br />Comprehensive Plan. The tract is 11.09 acres with <br />six (6) lots proposed. A common area 2.52 acres in <br />size is proposed around the pond. Lot sizes range <br />from 1.01 acres to 1.88 acres. <br />The property is unzoned, however, in the Land Use <br />Element of the Comprehensive Plan, the property is <br />designated Agricultural Residential and Water Supply <br />Watershed. <br />A public road (Trinity Lane) is proposed. The road <br />would extend south off NC 57 and be approximately <br />550' in length. Each lot would receive access from <br />the subdivision road. A 1989 traffic count on NC 57 <br />indicated 2000 trips per day just north of Green <br />Riley Road (SR 1579). <br />The Planning Board approved the Concept Plan for the <br />Subdivision of Lot 17 of Little River Acres on March <br />19, 1990 with two conditions: <br />1. All lots shall receive access from Trinity Lane. <br />2. Covenants shall be submitted and reviewed by the <br />County Attorney that will ensure maintenance of <br />the proposed common area. <br />The Final Plat will need to indicate that all lots <br />will receive access from Trinity Lane. Draft <br />covenants are presently being reviewed by the County <br />Attorney to ensure maintenance of the common area. <br />The Orange Soil and Water Conservation District has <br />indicated that the soil is a Georgeville silt loam <br />that has slight limitations for dwellings. <br />The Orange County Erosion Control Supervisor has <br />indicated that an Erosion Control Plan must be <br />approved before any clearing or grading begins on <br />the road. <br />The North Carolina Department of Transportation has <br />indicated that a 101x70' sight triangle is required <br />at the intersection of NC 57 and Green Riley Road <br />(SR 1579). The cul -de -sac must be a standard "bulb" <br />or offset to the left. <br />
