County Attorney that will ensure maintenance of 2 <br />the proposed common area. <br />The Final Plat will need to indicate that all lots <br />will receive access from Trinity Lane. Draft <br />covenants are presently being reviewed by the County <br />Attorney to ensure maintenance of the common area. <br />The North Carolina Department of Transportation has <br />indicated that a 101x70' sight triangle is required at <br />the intersection of NC 57 and Green Riley Road (SR <br />1579). The cul -de -sac must be a standard "bulb" or <br />Offset to the left. <br />The Orange Soil and Water Conservation District has <br />indicated that the soil is a Georgeville silt loam <br />that has slight limitations for dwellings. . <br />The Orange County Erosion Control Supervisor has <br />indicated that an Erosion Control Plan must be <br />approved before any clearing or grading begins on the <br />road. <br />In their February 18, 1991 meeting, the Planning Board <br />recommended approval of the Preliminary Plan for the <br />subdivision of Lot 17 of Little River Acres through <br />the attached Resolution of Approval. <br />RECOMMENDATION: The Administration recommends approval per the <br />Planning Board recommendation. <br />
