NC 57 is a paved state <br />maintained road and considered an arterial in the <br />Comprehensive Plan. The tract is 11.09 acres with six <br />(6) lots proposed. A common area 2.52 acres in size <br />is proposed around the pond. Lot sizes range from <br />1.01 acres to 1.88 acres. <br />The property is unzoned, however, in the Land Use <br />Element of the Comprehensive Plan, the property is <br />designated Agricultural Residential and Water Supply <br />Watershed. <br />A public road (Trinity Lane) is proposed. The road <br />would extend south off NC 57 and be approximately 550' <br />in length. Each lot would receive access from the <br />subdivision road. A 1989 traffic count on NC 57 <br />indicated 2000 trips per day just north of Green Riley <br />Road (SR 1579). <br />The Planning Board approved the Concept Plan for the <br />Subdivision of Lot 17 of Little River Acres on March <br />19, 1990 with two conditions: <br />1. All lots shall receive access from Trinity Lane. <br />2. Covenants shall be submitted and reviewed by the <br />
