located next to major thoroughfares. <br />Types of businesses to recruit: Generally, the businesses that <br />fit Orange County's business niche are companies that <br />serve /supply business in the Research Triangle or the Piedmont <br />Triad, regional distributors, specialty mail order facilities, <br />educational and /or consulting firms, or medical /hospital <br />related companies. <br />Research facilities should be allowed to locate anywhere in the <br />County that is appropriate for business. Large, regional <br />operations should locate in the interstate corridors and in the <br />municipalities. Businesses with traffic (distribution, mail <br />order, shopping malls, and major industries) should locate near <br />the interstate highways. Service businesses should locate near <br />their customers. Light manufacturing facilities should be <br />recruited for all areas except the I -40 corridor, the rural <br />countryside, and Chapel Hill. <br />Regional training and conference facilities should be <br />encouraged to locate in the southern part of the County where <br />there is access'to the Research Triangle Park area and the <br />University of North Carolina at Chapel Hill. Hotels and motels <br />should be developed along the I -85 corridor and in Chapel Hill. <br />Geographic areas that show immediate Possibilities for <br />appropriate development include: <br />Hillsborough Business Center area <br />— Some Mebane sites <br />- Hillsborough commercial and industrial sites; <br />Meadowlands, Cornerstone, Hampton Pointe, France <br />Property <br />These areas are zoned appropriately and have water /sewer. <br />Geographic areas with lon er term Potential include: <br />- the rest of the I -85 corridor (especially, the big node <br />in Cheeks Township) <br />- the area around the intersection of Highway 70 and I -85 <br />in eastern Orange County <br />sections of Hwy 54 west of Carrboro <br />the intersection of I -40 and Old NC 86 <br />It is the consensus of this group that I -40 is a valuable <br />economic resource that cannot be ignored. Sites with <br />accessibility to I -40 are especially suited for employers of <br />the highly educated and companies desiring connections with the <br />Universities, Research Triangle Park and the Raleigh- Durham <br />International Airport. The long term potential of this <br />resource can only be realized by a re- assessment of current <br />land use policies. <br />5 <br />
