a <br />STAE OF NORTH CAROLINA <br />COUNTY OF ORANGE <br />EXERCISE OF LEASE OPTION <br />Under the terms of a lease dated October 4, 1985, between <br />i.W. and Patrician Ann French d /b /a/ Carr Mill Mall and the <br />County of Orange, pursuant to Section 1 of attached lease <br />(exhibit A), the County chooses to exercise the second two - <br />year option for the leased premises known as Suite 225, Carr <br />Mill Mall; said option to commence on November 1, 1990 and <br />shall end on October 31, 1992. <br />Section 1, TERM OF LEASE, is hereby modified to allow <br />Lessee to exercise a one --year option, extending lease <br />through October 31, 1993. Lessee will notify Lessor 90 days <br />in advance of it's intent to exercise one --year option. <br />Section 2(c) is deleted and the following language <br />is inserted: <br />The following base rent schedule shall apply: <br />Through 10/31/91 <br />Through 10/31/92 <br />Through 10/31/93 ** <br />* *As per Section 1, <br />extend present leas <br />MONTHLY BASE <br />$5554.81 <br />$5832.55 <br />$6124.18 <br />upon written <br />e through 10/ <br />RENT ANNUAL BASE RENT <br />$66657.72 <br />$69990.60 <br />$73490.16 <br />notice to Lessor, Lessee may <br />31/93. <br />All other terms and conditions of lease shall remain <br />the same. <br />IN WITNESS WHEREOF, the Exercise of Option of the lease has <br />been duly executed by the parties as of the 3rd day of <br />March, 1991. <br />3 <br />
