The security deposit paid by the undersigned and now <br />held by the Landlord is in the amount of $1,200. <br />7. All work required to be performed by the Landlord has <br />been fully and completely performed in accordance with Landlord's <br />obligations. <br />8. Landlord has fully performed all of its obligations <br />under the lease and is not in default under any term of the <br />lease. <br />9. Tenant has fully performed all of its obligations under <br />the lease and is not in default under the lease or any of its <br />terms and has no defenses, setoffs or counterclaims to the <br />payment of rent or other amounts due under the lease. There are <br />no actions or proceedings instituted by Landlord against Tenant <br />or by Tenant against Landlord. <br />10. Tenant is now negotiating with SAD REALTY CORP. for a <br />lease for the premises for a term commencing February 1, 1991 and <br />terminating January 31, 1994. <br />11.
