Preliminary Plans (31 Lots) <br />(1) Searle TownshgPlan <br />( p) <br />Presentation by Emily Cameron. <br />The Preliminary Plan for Searle Farms was <br />approved by the Board of Commissioners on <br />December 4, 1989. The plan was for a clusteots <br />subdivision containing thirty -one (31) new l <br />to be served by new public roads, individual <br />septic tanks and a community well. The <br />subdivision was to be built in one phase. The <br />applicant is now requesting additional time for <br />construction. The current approval would expir( <br />on December 4, 1990, if the final Plat is not <br />approved by that time. <br />The property is located on the south side of Ne, <br />Hope Church Road (SR 1723) west <br />intersection with I -40 in Chapel Hill Township. <br />it is also adjacent to New Hope Creek whereRthe <br />is considerable floodplain. The zoning <br />Buffer with a portion located in the Major <br />Transportation Corridor overlay district. The <br />total acreage of the tract is 82.34 acres <br />including the State road right -of -way- Over <br />thirty -three acres will preserved,as open P ace <br />The applicant has proposed to dedicate to Oranc <br />County a 50' strip of land adjacent to New Hopf <br />Creek along the entire southern boundary of thi <br />subdivision. A conservation easement which ru: <br />approximately parallel to the 100 -year floodpl <br />is being negotiated with Triangle Land <br />Conservancy. <br />The applicant has requested a one -year time <br />extension to obtain Final Plat approval by <br />December 4, 1991• Searle Farms will still be e <br />developed in one phase. Based on the app <br />difficulty in locating a suitable community we <br />personnel changes, and the public benefits gai <br />through cluster development, an amendment to t <br />Searle Farms Phasing Plan is appropriate.
