The applicant has proposed to dedicate to orange <br />County a 50' strip of land adjacent to New Hope Creek <br />along the entire southern boundary of the subdivision. <br />A conservation easement which runs approximately <br />parallel to the 100 -year floodplain is being <br />negotiated with Triangle Land Conservancy. <br />The applicant has requested a one -year time extension <br />to obtain Final Plat approval by December 4, 1991. <br />Searle Farms will still be developed in one phase. Th <br />Planning Staff's findings regarding the request in <br />relation to Section III -D -2 -e of the Subdivision <br />Regulations are attached. Based on the applicant's <br />difficulty in locating a suitable community well, <br />personnel changes, and the public benefits gained <br />through cluster development, an amendment to the <br />Searle Farms Phasing Plan is appropriate. Final Plat <br />approval must be obtained before December 4, 1991. <br />The request for additional time was considered by the <br />Planning Board at their meeting on November 19, 1990. <br />They recommended approval of the amendment to the <br />phasing plan. <br />RECOMMENDATION: The Administration recommends approval of the <br />requested amendment to the phasing plan of Searle <br />Farms based on the evidence presented with respect to <br />the findings required in Section III -D -2 -e of the <br />Subdivision Regulations. <br />
