&l <br />cured within 30 calendar days despite the best efforts and due <br />diligence of the Corporation to cure, end, or remedy the Default, then <br />the Corporation shall be entitled to effect such cure, end, or remedy <br />within such time period as is reasonable under the circumstances, <br />provided that the Corporation commences to cure, end, or remedy within <br />such 30 -day period and proceeds with its best efforts and due <br />diligence in connection therewith, and provided that the Town suffers <br />no damage, loss, cost, or expense from such efforts to cure, end, or <br />remedy. The Corporation' shall document its efforts made to the <br />reasonable satisfaction of the Town, and the Town shall permit the <br />Corporation to continue to use its best efforts and all due diligence <br />to cure, end, or remedy the Default in the shortest time possible, not <br />to exceed an additional 60 calendar days under any circumstances, and <br />t <br />provided that the Town suffers no damage, loss, or expense from such <br />efforts to cure, end, or remedy. If, after said cure period, the <br />Corporation has not cured, ended, or remedied the Default, the Town, <br />at its sole option, may eyercise any and all remedies allowed in law <br />and in equity in order to enforce its rights stated in this Agreement. <br />The parties agree that, in the event of a party's uncured <br />Default, the defaulting party shall pay to the other party all of its <br />damages suffered and reasonable costs, expenses, and attorneys' fees <br />incurred in the enforcement of its rights under this Agreement. <br />All parties retain all remedies and rights at law or in equity <br />for a Default, including, but not limited to, actions for damages, <br />injunction, and specific performance. <br />Notwithstanding the foregoing, if after designating a house as a <br />Low- income House the Corporation is unable after having made good <br />- 30 - <br />
