8.8, the following shall be submitted as part of the <br />application: <br />a) A Site Plan showing all existing:or proposed buildings, <br />tents, campsites, storage areas, fencing and gates, <br />outdoor recreation areas and all other requirements as <br />indicated in Subsection 14.2. <br />b) Access road(s) to the site, as well as on -site roads, <br />with an indication of type of proposed surface. <br />C) A description of the exact type of facility planned, the <br />size and use of proposed buildings, the number of <br />participants; a signed statement from the owners or <br />operators that there shall be no activity allowed that <br />will have adverse effects on adjacent property. -The <br />statement shall also include a complete list of all <br />recreational activities that will take place <br />on the site. <br />d) A phasing plan indicating the area to be developed in <br />each phase with time periods for construction of each <br />phase. This may be indicated on the site plan. <br />8.8.5.2 Standards of Evaluation <br />The following specific standards shall be used in deciding on <br />an application for this use: <br />a) Lot size and soil suitability shall be adequate for the <br />method of sewage disposal, unless public sewer is <br />proposed to be extended. Appropriate letters from <br />Environmental Health, local jurisdictions and /or the <br />State Division of Environmental Management shall be <br />submitted to indicate preliminary approval. <br />b) The site plan shall show the distances to the nearest <br />residential structures. <br />C) The landscape plan shall show how the facilities will be <br />screened from the adjacent properties. A minimum 30 <br />foot Type B buffer, as indicated in Section 12.6.1 shall <br />be observed around the perimeter of the property. <br />d) If improved recreational facilities are proposed such as <br />tennis courts, basketball courts or other facilities <br />where safety may be a concern, the improvements must <br />meet the site improvements requirements in Section IV -B- <br />7-b-4 of the Orange County Subdivision Regulations. <br />This would not include a general open field to be used <br />as a play area. The site plan for recreational <br />facilities shall be reviewed by the Orange County <br />Recreation and Parks Director. <br />e) Off street parking requirements shall be as required in <br />Section IV- B -7 -b -4 of the Orange County Subdivision <br />
