2. <br />12 <br />of 6, 14 and 13 lots respectively. The recreation <br />improvements are located in Phase 3 and it will not be <br />practical to construct those facilities in an <br />earlier phase. We proposed that temporary recreation <br />facilities in the form of picnic tables, horseshoes, <br />and badminton be temporarily located in the open space <br />at the west end of the site and then those facilities <br />be relocated to their permanent location in Phase 3 at <br />the beginning of that phase. <br />G. Recreation Facilities - are private and will consist <br />of an access road ( with 50' frontage), 5 parking <br />spaces, walking trails (0.3 mi), badminten court, <br />volleyball court, 2 horseshoe areas, and six _(6) <br />picnic tables. <br />H. Proposed Pond -- a small farm pond of about 3 acres in <br />surface area held back by a earthen dam of about 10 <br />feet in height is proposed. This will not be a dam <br />or impondment which requires state, only local, <br />approval. There are wetlands located in the pond <br />area and the pond will only be built if permitted <br />by local, state and federal authorities. <br />Adjoining Uses <br />A. North -- undeveloped woodland, farmland and single <br />family residences. It is about one mile to the Town <br />limit of the Town of Chapel Hill. <br />B. East - Durham County and B. F. Jordan Reservoir. The <br />land is owned by the United-States-of America although <br />it is several miles to the closet-point on the actual <br />pool of the reservoir. <br />C. South - Chatham-County,.U.S.A. property and Carolina <br />Meadows Retirement Community. Carolina Meadows <br />currently has 218 dwelling units and 336 people <br />located on a site of about 34 acres. Further south <br />about 1 mile, on Mt. Carmel Church Road is the <br />Governor's Club Golf and Residential Community, <br />which.is a 1000 -acre development. <br />D. West - Mount, Carmel Baptist Church, single family <br />residences and small business which front on'Mt. <br />Carmel Church Road. <br />3. Water Supply <br />A. will be provided by individual wells on each lot. <br />2 of 4 <br />
