Subdivision Regulations Text Amendments <br />A. <br />(1) Section IV -B -1 Lot Standards <br />Presentation by Mary Scearbo. <br />The initial purpose of this amendment was to <br />formalize a policy requiring twice the minimum <br />lot size for a lot which provides a septic <br />easement for another lot. During the developmen- <br />of the amendment, the policy was re- evaluated. <br />`The amendment also establishes a minimum lot siz <br />for lots served by public water or sewer, but no <br />both. <br />It was recommended that 40,000 square feet remai <br />the minimum lot size where a well and septic tan <br />are used, 30,000 square feet where there is both <br />public water tiona1 sewer. <br />20 ,OOO septic <br />squareafeetnt woulc <br />require an a ddi <br />The Orange County Board of Health endorsed <br />f he <br />proposal on July 26, 1990. The potential <br />increased density in the unzoned townships was <br />identified as an issue by the Planning_Board on <br />August 20, 1990- <br />The proposed amendment was presented for public <br />hearing on August 30, 1990. There were no <br />comments. <br />The amendment was presented to the Planning Board <br />on September 17, 1990. A recommendation was not <br />forwarded to the Board of Commissioners due to <br />concern with item 2(b) of the proposal <br />states: Lots served by an individual sewage <br />disposal system and public water shall contain at <br />least 30,000 square feet. Several members f he <br />Planning Board felt that allowing any <br />square foot lots would be in conflict with <br />watershed protection standards which may be <br />adopted for Back Creek and Little River <br />watersheds. Also, the zoning of Little River and <br />Cedar Grave Townships (tentatively scheduled for <br />public hearing in August of 1991) was encouraged, <br />to provide equal protection for zoned and unz ned <br />townships. <br />t <br />
